We strive to incorporate corporate responsibility into all that we do, and we are committed to advancing environmental stewardship, social impact, good governance practices and responsible risk management.

Environmental

GREEN PARK

The Green Park Program is the programmatic platform, identity and brand around Park’s environmental sustainability efforts. It includes a centralized infrastructure for standardized reporting of environmental emissions and efficiency projects; proactive sustainability communications to Park’s internal stakeholders; strategic planning for long-term sustainability goals and portfolio efficiency; and the production and maintenance of the Green Park Sustainability Playbook (“Playbook”). The Playbook is a detailed sustainability “how-to” guide for all our properties and includes information on sustainability best practices and sustainability expectations by operational department.

The Green Park Committee works with Park’s operating partners to implement sustainability best practices across our portfolio of hotels and resorts. The Green Park Committee’s initiatives include implementing efficiency projects, monitoring and benchmarking environmental data, developing annual utility cost guidance, tracking building performance standards and procuring renewable energy.

2024 ENERGY STAR CERTIFICATION HIGHLIGHTS

Hilton Hawaiian Village Waikiki Beach Resort

ENERGY STAR Score: 85

As one of the largest hotels in the world, the Hilton Hawaiian Village makes a meaningful impact by prioritizing efficiency and environmental preservation. An ASHRAE Level II audit has led to a chiller overhaul, conversion to 100% LED lighting, upgrades in freezer motors, installation of high efficiency motors in guest rooms to improve cooling efficiency, a cooling tower refurbishment to maintain building conditions and optimal efficiency, installation of water flow restriction devices in all guest rooms, irrigation system modifications and corrections to the hot water return. These efficiency upgrades have significantly improved the hotel’s energy and water usage, reduced greenhouse gas emissions and enhanced guest comfort.

2024 ENERGY STAR CERTIFICATION HIGHLIGHTS

Hilton Denver City Center

ENERGY STAR Score: 88

As part of a multi-use building, the Hilton Denver City Center occupies the bottom 20 floors of the building with tenant spaces occupying the top 20 floors. The building as a whole has earned ENERGY STAR certification annually for several years. During 2024, the Hilton installed smart thermostats in all the guest rooms. After completion of the project, the hotel has seen a 12% decrease in electricity usage compared to 2023. Additionally, the property operations team monitors and optimizes mechanical systems through a centrally controlled building management system (BMS). This system also captures energy data which the site team uses to identify energy and emissions-reducing opportunities.

Doubletree By Hilton San Jose

ENERGY STAR Score: 85

The DoubleTree San Jose has routinely invested in energy and water efficiency initiatives to achieve superior energy performance. Over the last six years, the hotel has improved building HVAC efficiency through a new chiller installation and a cooling tower refurbishment. The property operations team also saves energy by monitoring mechanical systems and implementing preset cooling schedules via its building management system (BMS). This system also captures energy data which the operations team uses to identify energy- and emissions-reducing opportunities.  In the kitchens, demand control ventilation provides automated control over the ventilation system. Finally, recycled water is used for irrigation in the frequently water-stressed region of San Jose.

2024 ENERGY STAR CERTIFICATION HIGHLIGHTS

Hyatt Regency Boston

ENERGY STAR Score: 78

The Hyatt Regency Boston consistently implements efficiency and environmental initiatives, leading to the property’s ninth ENERGY STAR certification. The hotel has LED lighting throughout, utilizes an analytics platform to monitor and reduce energy usage and leverages its building management system (BMS) to control equipment use. The hotel has also undergone a window replacement project to improve building envelope efficiency, implemented sprinkler system improvements to reduce water and energy usage and approved the installation of networked thermostats for all guest rooms to control energy usage. The property operations team continues to integrate daily best practices with an efficiency checklist to increase team member awareness around energy and water conservation.

Hilton Seattle Airport & Conference Center

ENERGY STAR Score: 75

In order to drive sustainability efforts, the Hilton Seattle Airport and Conference Center places a strong emphasis on energy efficient projects and operational initiatives, which has helped the site achieve ENERGY STAR certification for 2024. High efficiency LED lighting with motion sensor technology has been installed in certain areas of the hotel, and the property operations team monitors and optimizes mechanical systems through a centrally controlled building management system (BMS). This system also captures energy data which the site team uses to identify energy and emissions-reducing opportunities.

Juniper Hotel Cupertino, Curio Collection By Hilton

ENERGY STAR Score: 90

In order to drive efficiency, the Juniper Hotel Cupertino places a strong emphasis on energy efficient mechanical and operational initiatives, which has helped the site achieve ENERGY STAR certification for the second consecutive year. High efficiency LED lighting with motion sensor technology has been installed throughout the hotel, and improved HVAC efficiency has been achieved through chiller compressor upgrades. Major equipment including the cooling tower is equipped with high efficiency leak detection devices to reduce water and energy consumption. The property operations team monitors and optimizes mechanical systems through a centrally controlled building management system (BMS). This system also captures energy data to identify energy- and emissions-reducing opportunities.

DoubleTree by Hilton San Diego Mission Valley

ENERGY STAR Score: 91

DoubleTree Mission Valley has maintained consistent energy efficient operations and has been certified for the third year in a row! The property energy management team continues to prioritize saving energy by monitoring and optimizing heating, ventilation, and air conditioning (HVAC) and electrical systems through a building management system (BMS), and through operational best practices including regularly turning off lights and adjusting thermostat settings in unoccupied areas. Additionally, the property purchases 100% green power through renewable energy certificates.

ENERGY STAR Score: 78

For several years, the Hilton Santa Barbara Beachfront Resort has prioritized efficiency upgrades through both renovations and ROI capital projects. The hotel has made substantial upgrades to HVAC systems, and LED lighting with motion sensor technology has been installed throughout the property. Guestrooms are equipped with high performance, low-flow faucets and showerheads to reduce both water and energy consumption. The property operations team monitors and optimizes mechanical systems through a centrally controlled building management system (BMS). This system also captures energy data which the site team uses to identify energy and emissions-reducing opportunities and keep the building running as efficiently as possible.

Existing Portfolio

We are committed to enhancing and incorporating sustainability into our investment and asset management strategies, with a focus on minimizing our environmental impact. During the ownership of our hotel properties, we seek to invest in proven sustainability practices in our redevelopment, renovation and other capital projects that can enhance asset value while also improving environmental performance. We target specific environmental efficiency enhancements, equipment upgrades and replacements that reduce energy and water consumption.

Risk Management

We integrate risk management throughout our business to support Park’s strategy of owning high-quality real estate in select markets and to help increase overall returns on our investments for our stakeholders through the proactive protection of our assets. We are dedicated to developing strategies and plans for lasting risk management approaches that will protect our real estate portfolio and our corporate assets, including our associates. We continually evaluate our asset management, design and construction and portfolio management practices to ensure appropriate physical, transitional and man-made risks have been considered to help combat the effects of climate change, and we also monitor and assess social risks that could affect our corporate or hotel operations.

The Park Cares Committee is responsible for selecting, organizing and administering associate-led volunteering efforts in our community. Park continues to support the Arlington Partnership for Affordable Housing (“APAH”) through both a back-to-school supplies drive and an annual reading initiative; the National Capital Area Salvation Army’s annual Angel Tree children’s holiday gift and clothing drive; Don Bosco Cristo Rey High School’s Corporate Work Study Program through internship positions through the organization; and N Street Village through activities such as toiletries supply and snack drives and meal preparation.

Several of our properties are committed to supporting local farms and businesses by sourcing food and beverage products from nearby suppliers. The Hilton McLean Tysons Corner partners with local farms and businesses such as Great Greens in Virginia, Moorenko’s Ice Cream in Maryland, Meadow Creek Dairy in Virginia, Mountain View Farm in Virginia and Meat Crafters in Maryland. By prioritizing local suppliers, these properties not only deliver fresh and nutritious food to their guests but also make meaningful investments in their surrounding communities.

Community Engagement

In 2023, we supported 17 organizations and/or programs through charitable contributions, sponsorships and scholarships contributing a total of approximately $322,000 in cash donations. Park Cares initiatives in 2023 included opportunities for in-person volunteering and in-kind donations with APAH, Don Bosco Cristo Rey High School Corporate Work Study Program and Salvation Army. In 2023, 90 Park associates volunteered their time, amassing approximately 720 hours of community service. In 2024, we expanded our efforts by partnering with N Street Village, the largest provider of housing and essential services for women experiencing homelessness in Washington, DC.

Corporate Governance

In order to ensure alignment, we regularly engage with our key stakeholders, including stockholders, brand and management companies, associates, suppliers, industry peers and local communities, to identify both risks and opportunities, as well as to better understand their corporate responsibility priorities. Our Corporate Governance policies and guidelines are determined by the Nominating, Governance and Corporate Responsibility Committee of our Board of Directors and are routinely evaluated for effectiveness and relevance.
